The Commercial Bridge is priced in three tiers — light, standard and complex — reflecting the scope, scale and specialist checks each property type demands. Larger or unusual properties are quoted individually after a brief call.

What ISI is — and what it isn't.

What ISI is

A live visual walkthrough service. We attend the property. We show you what we see. We document our observations in photographs and written notes. We are your eyes on the ground.

What ISI is not

A structural, technical, legal or valuation opinion. Items we flag for your attention should be assessed by appropriately qualified professionals before any commercial decision. ISI accepts no liability for purchase, lease or commercial decisions made based on the observations we document.

This boundary is deliberate. It is what allows us to remain independent — from sellers, from agents, from advisors — and to show you, plainly, what is there.

How it works

30-minute call to understand the property type, scope, your specific concerns, and the tier or bespoke quote that fits.

ii.

Written quote

Detailed written quotation within 48 hours. Fixed fee, no hidden costs. Travel and add-ons listed transparently.

iii.

Live viewing

50% deposit confirms the booking. Live 4K viewing conducted on the agreed date. You join from your office or home. Recorded throughout.

iv.

Delivery

Findings report, full recording and any add-on deliverables in your private Client Vault within 72 hours. Balance due on delivery.
