What ISI is

A live visual walkthrough service. We attend the property. We show you what we see. We document our observations in photographs and written notes. We are your eyes on the ground.

What ISI is not

A structural, technical, legal or valuation opinion. Items we flag for your attention should be assessed by appropriately qualified professionals before any commercial decision. ISI accepts no liability for purchase, lease or commercial decisions made based on the observations we document.

This boundary is deliberate. It is what allows us to remain independent — from sellers, from agents, from advisors — and to show you, plainly, what is there.

How we price

Five principles.

You receive a written quote before any work begins

Every engagement starts with a written quotation. The price you approve is the price you pay. No surprises at delivery.

ii.

Your time is the scarcest resource

Every ISI viewing is completed and delivered within a fixed window — booked immediately, session within 7 days, full deliverables within 72 hours. Your diary is not disrupted. The fee is a fraction of what the alternative costs in time and travel.

iii.

50% deposit, 50% on delivery

The deposit confirms your booking. The balance is due when your deliverables are in the vault — not before.

iv.

No commission. Ever.

ISI receives no fee or benefit from any seller, landlord, agent or notary connected to a property we inspect. Our independence is absolute.

v.

If we cannot add value, we will tell you

If a property is unsuitable for inspection or outside our scope, we will say so before taking your money.

Pricing questions.

I am busy. How much of my time does this actually require?+
Two hours for the live session — which you join from any device, anywhere in the world. The rest is handled: ISI coordinates access with the seller or agent, conducts the visit, and delivers everything to your vault within 72 hours. You review at your own pace. No travel, no rescheduling, no waiting rooms.
Can I inspect multiple properties for a reduced rate?+
Yes — and there is a specific offer for same-day bookings. If you have two properties within 40km of each other, both can be inspected in a single day: the first at the standard rate from €1,500, the second at €990. The travel is already covered — the saving reflects that directly. ISI conducts a maximum of two walkthroughs per day. For shortlists of three or more properties, additional days can be scheduled — each day quoted individually based on location and travel. Contact us to build a tailored multi-day schedule.
What if the property is in Sicily or Sardinia?+
Travel to the islands involves an internal flight — quoted transparently and added to the inspection fee before you confirm. Always significantly less than flying there yourself from abroad.
Is VAT included in the prices shown?+
ISI operates under the Italian Regime Forfettario — VAT (IVA) is not charged. The price quoted is the price you pay. A legal declaration appears on every invoice.
How do I know ISI is actually independent?+
I have no commercial relationship with any estate agent, agency, developer, renovation company or other party in the Italian property chain. I do not receive commissions, referral fees, kickbacks or any other form of compensation from sellers or their representatives. The fee you pay is the only money that changes hands. My only obligation is to you. This is not just a promise — it is the entire structural reason ISI exists.
What if the agent refuses to let you in on the day?+
Access is always confirmed in writing with the agent before any booking is finalised. I do not proceed with a confirmed booking until access has been agreed. If access is denied on the day for reasons outside my control — seller withdraws permission, agent fails to attend, property becomes inaccessible — a coordination fee of €150 is retained and the balance of the deposit is refunded. If access is simply delayed, the visit is rescheduled at no additional cost.
I already have a lawyer in Italy. Why do I also need ISI?+
Your lawyer handles the legal transaction — contracts, taxes, ownership transfer, due diligence on title and encumbrances. They do not visit the property and do not assess what is physically there. They work from documents. ISI handles the property itself — what is visible, what is observable in person, what is documented in photographs and video. The two services do not overlap. A good Italian property purchase needs both, working in parallel rather than one instead of the other.
What if I disagree with what you observe in the report?+
The report documents what was observed during the live walkthrough — photographs, descriptions, items flagged for further attention. It is not a judgement on whether you should buy, what something will cost to fix, or whether a defect is significant. You retain full discretion. If you believe an item flagged is not important, that is your prerogative. ISI’s role is to ensure nothing relevant goes unrecorded — so that you and your own advisors can make decisions with complete information.

Can I use the report to renegotiate the price?+
Yes — and many clients do. The report provides documented photographic documentation of every flagged item. When clients use these observations through their own advisors, the price renegotiation achieved has exceeded the ISI fee by an order of magnitude.
How quickly can you schedule an inspection?+
Standard lead time is 5–10 working days from deposit receipt. Urgent scheduling is sometimes possible — contact directly to discuss availability.
