Terms of Service.

1. The Service Provider

These terms govern the provision of services by Antony Rocca, trading as In Situ Italy (ISI), an live 4K walkthrough service. P.IVA: [XXXXXXXX]. Based in , Italy.

2. Nature of Services

ISI provides independent visual walkthrough and reporting services for residential properties in Italy. Services include:

• Live 4K streaming property walkthroughs (The Buyer's Bridge)
• Technical PDF reports including structural, damp and utility assessments
• 3D photogrammetry Digital Twin models
• Pre-rental on-site audits (The Tenant's Bridge)
• Aerial drone inspections
• Catasto alignment checks
• Digital Handover video manuals

ISI is not a real estate agency. I do not introduce buyers to sellers, list properties for sale, negotiate on behalf of sellers, or receive commission from any party other than the client. I am not regulated as a real estate agent under Italian law (Law 39/1989) and do not operate as one.

3. Independence Declaration

I operate with complete independence from sellers, landlords, real estate agents, notaries, contractors and developers. I do not accept referral fees, commissions, gifts or any other benefit from any party connected to a property I inspect. My sole financial relationship is with the client who engages me.

4. Scope and Limitations

My services constitute a professional opinion based on visual inspection and available documentation. They do not constitute:

• A structural engineering report requiring invasive investigation
• A legal due diligence or title search
• A valuation for mortgage or insurance purposes
• A guarantee of the property's condition or value
• Legal, notarial or financial advice of any kind

Clients are encouraged to engage a qualified Italian notary, lawyer and structural engineer as appropriate for their transaction.

5. Booking and Payment

• All services are quoted individually in writing before work commences
• A deposit of 50% is required to confirm a booking
• The remaining 50% is due upon delivery of the agreed deliverables
• Payment is accepted by bank transfer (IBAN) or agreed digital payment method
• Invoices are issued in compliance with Italian electronic invoicing requirements (Fatturazione Elettronica)
• Prices are quoted exclusive of Italian VAT (IVA 22%) unless otherwise stated

Returning Client Recognition

From a Client's second engagement of ISI services onward, Returning Client recognition is automatically applied. This consists of: (i) a 10% reduction on the headline fee of any subsequent booking, (ii) priority scheduling — a live session within 3 working days of booking confirmation, (iii) preferred rate access to the Property Health Check service when available, and (iv) an annual courtesy call to discuss the property without charge or obligation. Returning Client status carries no membership fee and requires no enrolment. ISI reserves the right to modify or withdraw the structure with reasonable notice to existing clients.

• Cancellation more than 72 hours before the scheduled session — full deposit refund
• Cancellation 24–72 hours before the scheduled session — 50% of deposit retained to cover preparation costs
• Cancellation less than 24 hours before or no-show — full deposit forfeited
• Rescheduling — permitted once at no charge with more than 48 hours' notice
• If ISI must cancel due to circumstances beyond my control (illness, access denied by seller, force majeure), a full refund or alternative date will be offered

7. Delivery and Client Vault

• Deliverables are provided within 72 hours of the walkthrough session unless otherwise agreed in writing
• Reports and files are delivered via the secure ISI Client Vault
• Client Vault access is provided for 24 months from the date of delivery
• Clients are advised to download and store their own copies of all deliverables

8. Intellectual Property

All reports, Digital Twin models, photographs, drone footage and video recordings produced by ISI remain the intellectual property of Antony Rocca until full payment is received. Upon full payment, the client receives a non-exclusive, non-transferable licence to use the deliverables for their personal property acquisition or rental decision only. Reports may not be reproduced, published, sold or shared with third parties (other than the client's professional advisors) without prior written consent.

9. Liability

ISI carries business liability insurance appropriate to its consultancy services. In the event of a proven error or omission in a observation report, liability is limited to the fee paid for that specific service. ISI is not liable for:

• Decisions made by the client based on ISI's reports
• Defects not visible during a non-invasive visual inspection
• Changes in the property's condition after the inspection date
• Third-party services referenced in the report
• Loss of profit, loss of opportunity or consequential damages

10. Confidentiality

All property details, client information and report contents are treated as strictly confidential. I do not discuss, publish or share client projects without explicit written consent. Anonymised case studies may be used for marketing purposes only with the client's prior consent.

11. Governing Law and Disputes

These terms are governed by Italian law. In the event of a dispute, the parties agree to first attempt resolution through direct negotiation. If unresolved, disputes shall be submitted to the competent court of (AN), Italy, which shall have exclusive jurisdiction.

12. Amendments

I reserve the right to update these terms from time to time. The version in force at the time of booking governs that engagement. The current version is always available at this URL.
